Irvine is one of the youngest cities in Orange County — most homes were built in the last 40 years as part of carefully planned master-planned communities. That newer construction means Irvine homes generally have better plumbing infrastructure than older cities, but it doesn't make them immune to problems. And Irvine's business parks, commercial districts, and apartment complexes need a completely different kind of plumbing support.
What Irvine homeowners deal with
PEX and modern piping. Most Irvine homes have PEX (cross-linked polyethylene) piping rather than old galvanized or copper. PEX is more flexible and resistant to corrosion, but it's not invincible. PEX can fail at connection points, degrade from prolonged sun exposure, and suffer from poor installation.
